Terms and Conditions

1. BOOKING

The signing of this booking form confirms your acceptance of the terms and conditions as set out below and shall be binding on all persons intending to occupy the property whether or not such persons have signed the booking form. The owners will confirm each booking as soon as possible after receipt of the signed booking from and the non-refundable reservation deposit. Once the owners have issued a booking confirmation, the signatory is responsible for the total price for the rental of the property as agreed. The remaining balance, including a refundable security deposit of £150, must be paid 10 weeks prior to departure. If the full balance is not paid 10 weeks before departure we reserve the right to cancel your booking. The reservation deposit will be forfeited.

2. CANCELLATIONS

Any cancellation must be in writing and will not be accepted by e-mail. Cancellations made prior to the full balance being paid will only result in the reservation deposit being forfeited. If the cancellation is made after the final balance has been paid, there will be no refund unless the property can be re-let. For this reason we strongly recommend that guests take out full and comprehensive travel insurance.

3. SECURITY DEPOSIT

Upon signing this agreement the signatory agrees to pay for damage caused to the property or its content during the rental period. For this purpose a £150 security deposit is required at the time the final balance is paid. The security deposit will be refunded as soon as possible after your holiday once the management company has checked the villa to ensure that everything is in order.

4. LIABILITY

The owners of the property accept no responsibility whatsoever for the death, personal injury, accidents, loss, or damage to persons or personal belongings however caused. The use of all accommodations and all amenities, including the swimming pool, is entirely at the users own risk. Children must, at all times, be supervised by a responsible adult when using the swimming pool. Glass is not permitted within the pool area. The owners cannot accept any liability for any loss of rental time due to travel problems, flight delays, cancellations, terrorist acts, industrial disputes or any events that are outside of our control, including any form of Force Majeure.

5. RESPONSIBILITIES

The guests are responsible for the property during their time of rental, and are expected to take all reasonable care of the property including the locking of all doors and windows whenever the house is unoccupied. Prior to departing for your holiday, you will be given detailed instructions concerning the use of the property’s air conditioning system and you will be expected to abide by these. At the end of your holiday, the villa must be left clean and tidy.

6. PARTY SIZE

The property has been equipped to house a maximum of 8 persons + baby cot. Everyone occupying the property, including small children, must be listed on the booking form. This is part of Florida State law and must be adhered to. Absolutely no pets are permitted in the property except guide dogs for the visually impaired.

7. ARRIVALS AND DEPARTURES

The property will be available for occupancy from 4:00pm on the day of arrival, and must be vacated by 11:00am sharp on the day of departure.

8. SMOKING

For the safety and comfort of all our guests, smoking is not permitted within the property. Thank you.

9. FORCE MAJEURE

As with any other holiday, there may be circumstances completely beyond our control in which the property might not be available for your booking. An example of these circumstances includes, but is not limited to, the destruction of, or severe damage to, the property. Such circumstances are referred to as “Force Majeure”. In the event of a Force Majeure, the owners will do their best to make alternative arrangements for you where possible. If the owners cannot make alternative arrangements, or these arrangements are unacceptable to you, then the owners will refund all monies paid. This will be the full extent of the owners liability to you in such circumstances, and the owners shall not be responsible to you for any other costs connected with any such cancellation caused by a Force Majeure howsoever arising.

10. LAW

This contract is subject to, and shall be construed in accordance with, English Law
